(SEC U.S. 36 & Wadsworth Parkway)

This is a 200-acre mixed-use urban development offering 600,000 square feet of retail and 200,000 square feet of office.  Arista Place, the town center of the development, offers a 3 block open air mall lined with Class A Office, 4, 5, and 6 stories tall and street level boutique style retail and local restaurant flavor along an 18 foot pedestrian mall.  Arista Park, Arista’s central park, features a dancing water fountain, community bandstand and outdoor fireplace.  Five residential builders are adding 1,500+/- new multi-family residences.  Residents are already living on site!

 

Arista Place – Is a 2-building office/retail complex totaling over 210,000 square feet.  The first Class A building, 8001 Arista Place contains 123,012 square feet and construction is complete.  First office tenant move in was June 2008.  At this time, 8001 Arista Place office has 6,758 square feet available and 17,141 square feet of retail available.  Groundbreaking is scheduled in 30-60 days for the second 81,433 square foot office/retail building at 8181 Arista Place.

aLoft Hotel at Arista – Starwood Group’s boutique style hotel offering 140 loft-style guestrooms.  The hotel will have approximately 11,000 square feet of available main street retail space.  Groundbreaking took place in April 2008 and opening scheduled for spring of 2009.

 

Movie Tavern – Offers a dinner and movie concept, was approved by City Council on 10/23/07 for a 1,000 seat 8-screen theater.  Construction is to begin spring of 2009 with completion of the 34,529 square foot building fall of 2009.  The project is estimated to cost $5.5 million

 

Velodrome – Plans for a 166-meter wooden track with seating for 500 to 1,000 spectators for training and racing of cycling enthusiasts.  Timing and cost estimates have not yet been determined.

 

RTD Transit Facility – Land Use Review Commission on 03/24/08 recommended approval for a pedestrian overpass across US 36 and a transit facility and transfer center on a 2.62 acre parcel.  The proposed plan includes site improvements, bus turn-around, grading, landscape and pedestrian overpass bridge and building architecture.  The site is located east of the parking structure, south of Transit Way and north of Arista Place.  City Council approved the project on 04/22/08.  Construction will begin on slip ramps in late 2009 and be completed by May 2010.

Residential

Alexan at Arista (Trammel Crow Residential)– First phase of the 206 unit luxury apartment rental homes are complete and 151 units, of the 206 that are complete, are occupied.  The final project will include 152 additional units and the entire project completion is scheduled for April of 2009.

Skyway Corporate Center

This is a 50-acre mixed-use project that opened in 2002 that is 50% developed with a post office and three flex multi-tenant buildings.

 

Aspen Arbor Animal Hospital/Flex Building – The site contains 3.068 acres. The Vet clinic will contain 7,658 square feet and the flex building 18,746 square feet.  Land Use Review will consider the project on 2/23/2009 and City Council on 3/24/2009.

  

FlatIron Crossing

This is a regional shopping mall opened in August 2000 by Macerich Company to serve the shopping needs of the northwest Denver metro area.  The mall contains 1,500,000 square feet including the mall Village and dining/entertainment area.  On September 15th, Macerich announced two new tenants for the former Lord & Taylor building, plans to build an east-west road through the Village area, relocate the Village Tavern and Bloom restaurants near the AMC movie theater and build a boutique style hotel at the west end of the new road.  Construction has started.

Forever 21 – This is a young adult apparel and accessory retailer that will occupy the entire upper level of the former Lord & Taylor building.  They will lease 55,000 square feet of space and open in mid 2009.

 

Container Store – They are a retailer of storage and organizational products that have leased 23,000 square feet on the lower level of the former Lord & Taylor building.  They will open in mid 2009.

This is a 937 acre mixed-use project that was presented to the City Council at Concept Review on September 16, 2008.  The plan would include 644 acres of mixed-use area, 152 acres of applied research center, 119 acres of open space, and 22 acres of right-of-way.  The plan would allow for up to 17,200,000 square feet of mixed use space and provide up to 7,313 residential units.  The plan will be presented to Land Use Review Commission on 1/12/09 and City Council on 12/16/08.

Northlands
(NWC I-25 & Highway 7)

Infrastructure of 132 acre site currently under construction for planned 2,659,338 square feet office/retail

“Lifestyle Center”.  Alberta Development Partners, LLC is the developer of the project, who is doing the redevelopment of Streets of Southglenn in Centennial and 1.7 million square foot Southlands outdoor retail center in Aurora.  Construction on first 250,000 square feet of retail will begin spring 2009 and open in the fall of 2009.

Palisade Park
(1,250 feet west of I-25, north side of Highway 7)

PUD approved in February 2006 for 1.5 million square feet of office/retail planned on 154.8 acres.  Residential units planned include 1,000 apartments, townhouses and single attached and detached homes.

 

The Children’s Hospital North Campus – Construction has been completed on the first building (46,630 sq. ft.) in a three building 120,000 square foot complex.  Grand opening was held October 20th.  The first phase is estimated to cost $30,000,000 and will employ 150.

 

Residence Inn by Marriott – Is a planned 156-room hotel.

 

Courtyard by Marriot – Is a planned 115-room hotel.

 

Sun Drop Fuels Inc. – This is a clean energy company that plans to build on a 3 acre site an alternative energy facility.  On 11/25/08 City Council approved the project.  The facility will open in March 2009.

(NEC of Lowell Lane and the future extension of Huron Street)

138 acres total-72.7 acres of office and employment, including industrial and 45.9 acres of mixed use commercial.  The remainder of the property will be developed for roads and open space.  City Council approved the PUD on 10/23/07 for up to 300 dwelling units and 2,582,235 square feet of non-residential.

Preble Creek
(Northeast corner of Highway 7 and I-25)

City Council approved the development agreement on 09/25/07 for 506 acres of mixed-use development allowing up to 2,700 residential units and up to 5,886,916 square feet of commercial and industrial space on 416 acres.  There are no PUD plans for the remaining 89 acres.  Infrastructure work is anticipated to begin in 2009.  The Land Use Review Commission on 11/26/07 approved the development plan and preliminary plat and it will now be considered by the City Council at a later date.

This is a 510-acre mixed use development planning 1.6 million square feet of commercial, 1,114 residential units and 93.3 acres of designated open space.  There is no time table for presenting the project to Concept Review.

Lambertson Farm
(North side of 136th Avenue between Zuni & Huron)

This is 244 acres of mixed-use development including residential, office and retail.  PUD approved by City Council September 2003.  Infrastructure work currently underway.

 

The Shops at Quail Creek – Is a retail center on 17.92 acres located at the northeast corner of 136th & Zuni.  The center will include a total of 137,644 square feet of inline retail, office, restaurant and bank spaces in the first phase of development.  The estimated cost of the project is $21 million.  PUD was approved by City Council 10/23/07. 

 

·         King Soopers – This is a 99,844 square foot grocery store with fuel center on 17.92 acre site that was approved by City Council 10/23/07.  Construction began in July 2008 and completion will be April of 2009.

·         FirstBank – City Council approved project on 05/27/08 for a 3,797 square foot building with a drive-thru on .70 acres.  The building will occupy a pad site on the south edge of the Shops at Quail Creek, at the northeast corner of Zuni Street and West 136th Avenue.  Construction has begun and will be completed in the spring.  Estimated construction cost to build bank is $2.4 million.

·         Retail Buildings – In August 2008 building permits were taken out for three separate multi-tenant buildings.  They will contain 19,235, 18,502 and 5,716 square feet.

Cobblestone Crossing – Is a retail center on 20.18 acres and located at the northwest corner of 136th & Huron.  City Council approved the PUD on 09/11/07 for construction of 107,565 square feet of mixed use commercial space and 7 pad sites.  The estimated cost of the project is $24 million. 

 

·         Advanced Auto Parts – This is a 6,642 square foot store that has opened.

·         Mountain View Montessori School and Child Care – This is a 7,173 square foot school and child care center on .91 acres for children ages 6 weeks to 6 years.  The estimated cost of the project is $2,025,000 and the school has opened.

·         Burger King – City Council approved the project on 08/12/08.  Construction will begin this fall.   The building will contain 2,627 square feet on 1.149 acres and cost an estimated $1.6 million.

·         Community Financial Credit Union – City Council at Concept Review on 04/01/08 approved plans for a 5,000-6,000 square foot 2-story building with 2 drive-up service banking windows and drive-up ATM on .91 acres.  Construction will begin in early 2009.  Estimated value of project is $1.2 million.

·         Taco Bell – City Council at Concept Review on 04/15/08 approved plans for a 2,767 square foot quick-serve restaurant with a drive-thru window on .91 acres.  Total cost of project is estimated to be $1 million.

McKay Shores Residential – City Council on 10/23/07 approved 71.9 acre site for 123 estate and semi-custom residential lots. Estimated value of project is $117 million.  The 2009 Parade of Homes will be held at the site beginning July 25.

120th Avenue Mixed-Use Retail
(North side of 120th Avenue between Sheridan and Lowell)

This is a 51.39 acre total, mixed-use retail development being done by three developers, to include a Wal-Mart Supercenter on 34.31 acres, 6.56 acres acquired by Drake Real Estate, Northwest Driving Range on 11.23 acres and an additional 3 acres of pad sites adjacent to the Super Wal-Mart.  The demolition permit on the former Barber Turkey facility has been issued and the new Super Wal-Mart will open in early 2010.

 

Wal-Mart Super Center – City Council on 06/26/07 approved a 196,000 square foot store on West 120th, east of Sheridan.  Additional pad sites available from .73 to 1.78 acres, totaling 3 acres.

Broomfield Corners – The 6.56 acre parcel on 120th Avenue east of Wal-Mart.  Construction is finishing on 4 retail buildings totaling 16,009 square feet.  Tenants in the four buildings are; Chase Bank, Nextcare, Urgent Care, Sprint, Q’doba, Noodles & Co., Great Clips and Darque Tan.  The Old Man is a restaurant just east of the current inline retail construction and has opened.  The Chase Bank has opened.  A fifth building, containing 5,400 square feet, was approved by Land Use on 12/9/08.  The building will have space for two tenants.  The project cost is $1,300,000 for the last building.

Great Western Park Planned Community
(South of West 112th Avenue and west of Simms Street)

Land Use Review Commission on 08/11/08 reviewed the 239 acre project that will create 432 single-family residential lots, a community clubhouse, a parcel for the Good Samaritan Campus, a parcel for future multi-family, two parcels for future commercial development and two parcels for future employment.  The plan could also generate up to 232,000 square feet of retail commercial adjacent to Simms Street. City Council will consider the project in the spring of 2009.  The estimated value of project is $265 million.

MainStreet at FlatIrons

This is a 160 acre master-planned retail and office development adjacent to FlatIron Mall, with 55 acres vacant commercial land available and 100,000 square feet of retail space.   PUD approved by City Council in 1999.

 

Hilton Garden Inn – City Council on 07/22/08 approved plans for an 85,600 square foot, 5-story 135-room hotel on 3.74 acre site east of Super Wal-Mart and west of Marriott Towne Place Suites.  Construction will begin in 2009.  Estimated value of project is $12.2 million.

 

Staybridge Hotel – Land Use Review will review the project in the spring.  The 4-story hotel will be built on a 3.32 acre site, contain 133 rooms of 380-750 square feet with an estimated cost of $13.1 million.

 

Pure Clean Auto Spa – City Council approved PUD on 02/26/08 for a 4,317 square foot car wash on .85 acre site located behind the Sonic Restaurant south of Coalton Road and west of West FlatIron Crossing Drive.  Construction has begun and completion in early 2009.  Estimated cost of project is $1.2 million.

 

Primrose School at the FlatIron – This is a 10,500 square foot child care center on 1.46 acres that opened August 2008.

 

Firestone Car Care Center – City Council at Concept Review on 10/07/08 reviewed the plans for 8,075 sq. ft. facility on 1.281 acres located near Walgreen’s and Primrose School along Coalton Road between Summit Boulevard and Rock Creek Parkway.  The estimated project cost is $1,522,000.  Land Use Review will consider the project on 1/26/09 and City Council on 3/10/09.

This is a 963 acre mixed-use award winning Business Park that boasts leading edge major employer companies such as Corporate Express, RF Microdevices, Level 3 Corporation, Sun Microsystems, Vail Resorts, WhiteWave Foods, McKesson HBOC and MWH Global.  Interlocken Advanced Technology Park is also home to the Omni Interlocken Resort, a four diamond 390-room hotel and 27-hole championship golf course.

 

Sun Microsystems - Work has been completed on the relocation from Louisville to the Sun campus of the test laboratory for the disk drive operations.  That relocation and a new energy plant cost over $30,000,000.

 

Lanx – Has leased 45,000 square feet of space at 310 Interlocken Parkway.  The company moved in June 2008.

 

Medical Express – Has leased 23,801 square feet at 310 Interlocken Parkway and has relocated.

 

Air Cell LLC – Has leased 34,454 square feet of space at 303 S. Technology Court and moved in June 2008.  The company has relocated from Louisville.

 

VMWare – Has leased 49,361 square feet of space at 380 Interlocken Crescent and has moved into the space.  The company is based in Palo Alto, CA and will employ 200 by 2009.

 

Vail Resorts Corporate Headquarters – Moved in October 2006 to 390 Interlocken Crescent and leased 58,000 sq. ft. and expanded by another 24,000 square feet in July 2007.

 

Network Global Logistics – Moved the corporate headquarters from Orange, CA and leased 9,800 square feet at 320 Interlocken Parkway.

City Council approved project on 05/13/08 for 11.9 acre site at southeast corner of Interlocken Blvd. and Interlocken Loop just below Corporate Express. The proposal will include a 180,000 square foot, 6-story Class A, Green LEED Certified office building with a two-level parking structure, 2 one-story retail buildings of 6,000 and 7,000 square feet, and a 5-story, 176-room NYLO hotel.  Hotel is scheduled to start construction in early 2009 and open fall of 2009.  The full project is estimated to cost $37,000,000

Eastgate at Interlocken
(NEC Interlocken Blvd & CO State Highway 128)

This is a 50.5 acre site at the east end of Interlocken that was purchased by Hines in early 2007.  The overall project is planned to include a maximum of 678,250 square feet of office space, 44,000 square feet of retail, 148,500 square feet of lodging or additional office space and 650 multi-family residential units.

 

250 Interlocken Blvd. – The City Council on 07/22/08 approved plans for a 192,400 square foot Class A Green LEED Certified building.  Construction on the 4-story facility will begin spring 2009 and be completed in fall 2009.  A second Class A office containing 240,500 square feet will start at a later date.

 

Camden Apartments – In October 2007 Camden of Houston purchased 18.943 acres of Eastgate and will build 650 multi-family residential units with surface and structured parking. 

 

Retail – 44,000 square feet is expected on the vacant 3.466 acre parcel of land.

Parkway Circle & FlatIron Entertainment District
(NEC US 36 Boulder Turnpike & Interlocken Loop)

 

This is a 90.13 acre mixed-use office, retail, hotel, residential condo and apartment project directly east of the new ConocoPhillips Global Training and Technology Center project that will open in 2011/2012 on the former 432 acre former Storage Technology site.

 

Vantage Point – 160 lofts and 77 townhomes, first phase is completed with 82 lofts sold and 47 townhomes sold to date.  Second phase will begin in approximately 18 months that will include 96 lofts and 18 townhomes.  Total units at build out will be 351.

Terracina Apartments – Is a multi-family project on 21.2 acres.  Project is under construction and will include 374 dwelling units in 20 apartment buildings, 21 garage buildings and a 15,000 square foot clubhouse and estimated to be complete in the spring of 2009.  Plans also call for 40,250 square feet of retail space.

 

Catania Apartments – City Council approved PUD on 07/24/07 for 297 apartments on 9 acres located east of 96th Street and northwest of Via Varra.  Construction is currently underway with completion in spring 2009. 

 

Hyatt Summerfield Suites – City Council approved PUD on 02/26/08 for a 94,784 square foot, 123 unit 4-story hotel on 2.9 acres of 19.46 acre site.  Construction has begun and estimated completion date is spring of 2009.  Total cost of project is $11,677,000

 

Cambria Suites – City Council approved PUD on 02/26/08 for 86,140 square foot, 129 unit 4-story hotel on 2.9 acres of 19.46 acre site.  Estimated total cost of project is $10,700,000.

 

FlatIron Entertainment District – This is a planned 15 acre 115,000 square foot mixed-use retail and restaurant 10 building project.  The project will be built between Parkway Circle and Broomfield Business Center.  Plans for the project will be presented to Concept Review in early 2009 for consideration.  Contact Dan Strammiello (303) 721-6847

 

Parkway Circle Final Phase – This project was presented to Concept Review on September 16, 2008 and would include two 180,000 square foot six-story Class A office buildings, one 156 room hotel, three restaurant pads, a drive-through bank, three in-line buildings and two parking structures.  The project will be considered by Land Use Review in early 2009.

Broomfield Business Center
(96th Street/South Northwest Parkway)

 

This is a 74.31 acre mixed-use project for office, retail, hotel and residential development planned on a site just east of the ConocoPhillips Global Training and Technology Center that will open in 2011/2012.  This will be presented to City Council in early 2009 for consideration.

Vista Point Business and Industrial Park
(SWC of 119th Avenue and Main Street)

City Council on 08/12/08 approved final plat and rezoning for the 22.5 acre site for development of general business and light industrial business park.  The estimated project valuation for land and new construction is $3.3 million.  Construction on the infrastructure has been finished.

120th Avenue Connection

CDOT, in partnership with the City and County of Broomfield, will extend 120th Avenue from Wadsworth Parkway, across US 36 to approximately 120th Avenue and Teller Street, including an intersection with US 287. An Environmental Assessment for this project was completed in March 2005, and a Finding of No Significant Impact (FONSI) was approved by the Federal Highway Administration in January 2006.

 

Improvements will be completed in three phases:

Phase I (Design-Build) will construct portions of 120th Avenue (0.7 mile), a bridge carrying 120th Avenue over US 36, and a bridge carrying 120th Avenue over Commerce Street.

Phase II (Design-Bid-Build) will construct improvements to 120th Avenue east of US 36, and will require significant right-of-way acquisition and relocation.  The project schedule has not been finalized.

Phase III will construct the local road system off of and around 120th Avenue improvements constructed in Phase I.  A portion of Phase III work is proposed to be included in Phase I work to maximize the “best value” of the design-build contract.

 

Anticipated schedule:

·         Award of Design Build RFP – First Quarter 2009

·         ROW Acquisition Completed – Second Quarter 2009

·         Construction phase I and III – Underway 2009, complete 2010

·         Design and Construction Phase II – Dependent on additional funding, TBD

 

RTD will concurrently construct bus only slop ramps and a pedestrian bridge connecting the Broomfield Event Center with the east side of US 36:

·         Bid opening – January of 2009

·         Contract award and RTD Board Action to approve – May 2009
